West Pier Sustainable Office Campus
Cosgrave Group appointed 澳门玄机图 in 2019 to examine the wider sustainability of this business campus situated on the southern edge of Dublin Bay, at Dun Laoghaire Harbour. 澳门玄机图 used a multi-disciplinary team to examine the campus under four headings: Energy, Transport, Circular Economy and Biodiversity.
Under each area, opportunities for enhancing sustainability and campus performance have been identified. The carbon footprint of the campus was calculated and low carbon pathways identified. As well as providing a menu of recommendations that will deliver cost and carbon savings鈥� e.g. through sustainable transport initiatives, on-site renewable energy generation and EV charging infrastructure鈥攚e also identified opportunities to enhance connectivity, social interaction and wellness.聽

Challenge
Whereas new buildings can be built to high energy efficiency standards, there is a bigger challenge to retro-fit our existing stock of commercial property. If an asset is not modernised and made more sustainable, it risks becoming too expensive in the future as the cost of carbon increases.
In an existing office campus, there are many players - tenants, management companies, contractors and utility suppliers鈥攁ll with a role to play in influencing the future investment strategy.聽
Today鈥檚 tenants are looking for high performing accommodation, to align with their own corporate sustainability goals. The challenge is to enhance the sustainability and make the asset attractive to tenants seeking modern, high performing and low-carbon offices.
Solution
In developing the low-carbon pathway for this campus, we worked closely with the stakeholders to identify the strengths and weaknesses of the campus in terms of overall sustainability.聽
We moved beyond energy to examine sustainable transport, waste management, water and biodiversity, thereby painting an overall sustainability picture.
We presented solutions as short, medium and long-term objectives, enabling the strategic investment plan for the campus to align with the sustainability programme. This gives a structured approach to a low-carbon campus.
Novel opportunities emerged, such as the potential to create shared spaces for tenants to collaborate, a biodiversity-friendly approach to landscaping and changes to contractual with tenants arrangements in favour of circular economy solutions for office waste.
The strategy provides a pathway for a much greener, better connected and more valuable business campus.
